Text message programme

Programme: TAURUS deal alerts.

What you get: text messages about off-market investment properties that match the buying criteria you set, plus messages about your own account, such as the result of a proof-of-funds check.

How you join: by ticking the text message box when you join the buyer list at taurus /join. The box is not ticked for you, it is separate from the email box, and consent to receive texts is not a condition of using TAURUS or of any purchase.

Message frequency varies with how many deals match your criteria. You can narrow your criteria at any time in your portal to receive fewer.

Message and data rates may apply. Your mobile carrier's charges are between you and them.

To stop: reply STOP to any message. We will send one confirmation and then nothing further. You can rejoin later from your portal.

Email

Consent to email is given separately from text messages. Every marketing email carries a one-click unsubscribe link, which we honour immediately, and our physical mailing address. Messages about your own account — such as a verification result — are sent whether or not you have opted into marketing email, because they concern a request you made.

What TAURUS is

TAURUS is a platform on which independent real estate businesses publish investment property to a shared list of verified buyers. Each deal belongs to the business that sourced it. That business, not TAURUS, is your counterparty in any transaction.

The businesses publishing here act as principals — buying, selling and assigning their own contracts. They are not acting as your agent or broker, they do not represent you, and no agency relationship is created by using TAURUS or by receiving a deal alert.

Verification and access

Full deal information — exact price, address, complete underwriting and all photographs — is available only to buyers who have shown proof of access to at least $50,000. Everyone else sees a teaser with a price range.

Verification is decided automatically from the document you upload and lapses after 90 days, after which you will be asked for a current one. We may revoke verification at any time. Meeting the threshold is not an offer of credit, an endorsement, or advice about any particular deal.

Deal information

Figures shown on a deal — after-repair value, rehab estimates, rents, spreads, equity positions — are estimates prepared by the business publishing the deal. They are not appraisals, guarantees or investment advice. Verify everything independently before you commit money.

Wholesale and assignment listings are an offer of an equitable interest in a contract, not of the property itself.

Acceptable use

Do not scrape TAURUS, resell what you find on it, share your sign-in, or upload a document that is not yours. Uploading someone else's financial document to gain access is fraud, and we will refuse and record it.

No warranty, and what we are liable for

TAURUS is provided as it is. We do not warrant that a deal will be available, that any figure is accurate, or that a message will arrive. To the fullest extent the law permits, our liability is limited to the amount you have paid us, which for a buyer is nothing.

Assignments and equitable interest

Where a deal is a wholesale or assignment, what is being offered is an equitable interest in a contract to purchase real property — not the property itself. The seller holds a contract on the property and is offering to assign its rights under that contract. This is stated on every wholesale deal page and in every alert about one.

Texas requires this disclosure of anyone selling or assigning an option or interest in a contract to purchase real property, whether or not they hold a real estate licence.
